Specifications - Schedules of Fittings and Finishes

Discuss and collaborate with the owners to select fittings and finishes, and make allowances for prime cost (PC) items for supply owner, and provisional sums (PS) to be supplied and installed by the builder's sub-contractors.
Include excavator, electrical, plumbing, drainage, joiner, tiler and other sub trades as required.
Schedule the number of electrical lights and power outlets and fittings to be installed.
List responsibility of payment of fees and charges.
Determine the building contract period and liquidated damages.
List building materials or service provided by the owner and not to be included in the contract.

The actual selection of materials and finishes can greatly vary the Tender price, so owners must accept that it their selections increasing the cost of finished works and altering the budget figures. Without a detailed specification a builder will not allow the fit out and finish an individual owner would require. Builder's allowances vary from contractor to contractor. By managing the project by including a detailed specification you will avoid cost overruns.
